Happo Apartments Terms and Conditions

The use of ‘Apartments’ and ‘Happo Apartments’ in this document refers to Management of Happo Apartments and duly appointed staff of Happo Apartments.
The use of “You” and “Your” in this document refers to the person identified on the registration form of each room of the property, Happo Apartments.

Check-in time is 2pm.  Reception closes at 7pm.  Please ensure you notify reception if you will be arriving after 7pm so arrangements can be made for your arrival.  If your arrival is before 2pm, you are most welcome to leave your bags at reception.  If your room is available and ready before 2 pm the hotel will provide you access, but this is at the discretion of the hotel.  No check-ins are available without valid photo identification (passport or driver's licence) and a valid credit card for any incidentals, including loss or damage to the hotel – refer to Terms of Use for more information.  If you are unable to provide such identification and credit card deposit details, your booking may be cancelled and any pre-payment you have made in relation to the booking will be forfeited to Happo Apartments under this term. Upon arrival, you will be required to complete and sign a registration form.

Check-out time is 10am.  If your departure is after this time you are most welcome to leave your bags at reception.  Later check-out times may be available subject to bookings and are at the discretion of management.  Any requests for later check-out times must be discussed and confirmed with the hotel prior to your departure date.

Payment Information
50% deposit required at the time of making your booking.  A reservation will not be confirmed until deposit is received.  

Any cancellations must be made in writing and confirmed by Happo Apartments

  • Within 7 days of payment - No charge
  • 61 days or more prior to check-in - 50% deposit will not be refunded
  • 60 days or less prior to check-in/no shows - No refund

Terms of Use
Where unforeseen circumstances prevail, Happo Apartments reserves the right to allocate your booking to a room of similar type of equal style and tariff without issuing a refund. 
Happo Apartments reserves the right to charge your credit card or request payment in full for any outstanding charges that apply to your booking.  This includes, but is not limited to, additional unpaid guests, extended stays, late check-outs that have not been negotiated with and agreed to by Happo Apartments, lost keys, in-house room charges, loss and damage to property.
Pets are not permitted to stay on the property.  Failure to comply will result in an additional ¥20,000 cleaning fee.

All accommodation and internal public areas of Happo Apartments are non-smoking.  Failure to comply will result in an additional ¥20,000 cleaning fee.

The maximum number of guests to a room are limited to the room guests identified on the booking form.  Additional children under the age of two years of age can be accommodated over and above the specified room guests for each room.  If no additional bedding requirements for children exists, no additional charges will be applied.  Additional rollaways can be provided at an additional cost of ¥5,000/night per rollaway.  Guests must notify the hotel of this requirement at the time of booking.

Where additional unpaid guests are found the booking may be cancelled and you may be asked to vacate the property if payment for the additional guest is not forthcoming.  Additional payment fee is at the discretion of the hotel.

Extended stays are at the discretion of the hotel, subject to room availability, and the payment of the room rate is required.  Where an extended stay is granted, guests may be required to change rooms depending on prior bookings.

Late check-outs not previously negotiated and agreed to by the hotel will incur an additional cost.  In the event a guest occupies the room beyond the check-out time without agreement of the hotel, extra charges shall be paid, as follows:
  • up to 3 hours: 25% of the room charge
  • up to 6 hours: 50% of the room charge
  • more than 6 hours: 100% of the room charge
If necessary, the hotel will remove any personal items from the room and store them at reception.

A key replacement fee of ¥20,00 will be charged in the event the room key issued at check-in is not returned to reception on departure.

The guest shall be responsible at all times for any loss or damage to Happo Apartments, which has been caused by the guest, or the guest’s invitees.  Loss or damage includes extra cleaning and excess rubbish removal.

The guest shall accept the amount for extra cleaning, excess rubbish removal, repairs, loss and damage provided to the guest by Happo Apartments and shall not dispute such an amount.

The guest shall pay the amount (if any) for such loss or damage caused to the hotel within seven (7) days of receiving notification of such an amount from Happo Apartments.

Guests are responsible for the safety and safe-keeping of personal items and valuables kept in their room or left in common areas of the hotel. Happo Apartments will provide guests with the option to store valuables in a safe located within the hotel.  The hotel will only be liable for the loss of any items left with the hotel for secure-keeping in the safe.

Travel Insurance
Happo Apartments strongly recommends that at the time of booking you purchase comprehensive travel insurance to cover items including but not limited to: loss of booking, loss or theft of personal items, and medical expenses

Your personal details will not be disclosed to a third party by the hotel unless there is a reasonable concern for your well-being or reasonable suspicion of threat to your health and safety.  Your credit card details will not be disclosed to a third party unless there is a provision of law requiring disclosure and the requesting person is identified as a duly appointed authority.

Agreement to Terms and Conditions
Making a booking with Happo Apartments signifies you accept the Terms and Conditions specified above.
